Inventory of New Jersey Available Lab Space has experienced and increase in pricing in recent months. During the 2nd quarter of 2024, availability has tightened up; however, moving forward, some large pharmaceutical campuses have become available and will lease out various size labs. Following is an overview while not completely inclusive.

Below is a sample list of existing lab spaces in New Jersey. Several locations can be occupied immediately, and some include equipment and furniture. Rents are negotiable, free rent and tenant improvement allowance may be offered depending on the length of lease term. The units may be divisible. Subleasing of existing GMP space may be an option as well.

There are also many existing buildings available for companies wishing to implement their own design. The inventory of available lab spaces changes frequently as some spaces become leased and other previously unavailable spaces come on the market.

Morris Plains – 45,000 sf

New Brunswick – build to suit labs

North Brunswick – 5,000-45,000 sf lab space

Parsippany – 13,000 sf labs plus office

Princeton – 7,000 sf -50,000 sf chemistry labs
